Elizabeth leads our Commercial Property & Development team, advising institutional, corporate and not-for-profit clients on complex, high-value real estate matters.
Elizabeth leads a broad range of transactions across the property lifecycle, including acquisitions and disposals, large-scale leasing projects and property aspects of corporate transactions. She regularly acts on multi-jurisdictional matters, including portfolio restructures, headquarters relocations and multi-title asset transfers.
Elizabeth’s clients include superannuation funds, global corporates and major education and not-for-profit organisations. She is known for her commercial, solutions-focused approach and her ability to deliver clear, practical advice on technically complex matters.
Elizabeth’s areas of expertise include:
- Property transactions & portfolio advisory: acting for institutional and corporate clients on acquisitions, disposals, strategic transfers, tax‑driven restructures and national property holdings.
- Leasing (national portfolios): advising landlords and tenants on large-scale commercial, retail, industrial and childcare leasing, including agreements for lease, incentives and portfolio management.
- Property aspects of M&A and restructures: providing due diligence, lease structuring and risk allocation advice on mergers, acquisitions and portfolio restructures.
- Development, subdivision & infrastructure: advising on developments, including easements, section 173 agreements, restrictive covenants, title structuring and regulatory compliance, including renewable energy projects.
- Foreign investment & regulatory: advising overseas investors on FIRB applications and compliance requirements.
- Disputes & owners corporation: advising on owners corporation matters and resolving property-related disputes.
Notable projects include:
- Leading the complex transfer of three commercial properties (including over 57 titles and worth $62 million) across Victoria and South Australia as part of a successor fund transaction, together with associated due diligence and sale strategy for an industry superannuation fund.
- Acting as lead advisor on a major office relocation project, including negotiation of a large-scale Melbourne headquarters lease (~$61 million over term) and multi-state leasing matters for an industry superannuation fund.
- Ongoing advisor on leasing and property matters across a national portfolio, including support for property aspects of corporate acquisitions and site expansions for a global company.
- Acting on the negotiation of agreement for lease and lease for new office premises in a major Melbourne CBD development for an global insurance company.
- Advising a large not for profit organisation on acquisitions, disposals, easements and development projects supporting the expansion of school infrastructure across Victoria.
- Advising a global energy company on land transactions and property matters linked to renewable energy developments, including easements and title structuring.
- Acting for logistics operators on the acquisition and leasing of warehouses and distribution facilities across multiple jurisdictions.
- Delivering comprehensive leasing due diligence for 25+ national sites as part of a foreign-listed company’s acquisition of an Australian logistics business (estimated revenue increase of $1.3 billion).
- Supporting landowners on their disposal of rural and commercial properties, including a $42 million Victorian chicken farm.
- Providing strategic property advice for major acquisitions, including the acquisition by Access Hardware of API Access Security, and the acquisition of Fulcrum Robotics by Swiss multi-national, SGS.
Elizabeth is a member of the Law Institute of Victoria and serves as President of the Chinese Professional and Business Association. She is also actively involved in community organisations within Victoria’s Chinese community.
